The provision of the house paid to the bank will return to the varying fee again in February, according to the simulation of Deco/Money & Rights, being the reduction of 89 euros for a credit indexed to Euribor for six months.

The simulations for Lusa from Deco/Money & Rights consider a scenario with a financing of 150,000 euros to 30 years and 'Spread' (Bank's commercial profit margin) of 1%.

Next month, a credit agreement under these conditions and with an index from Euribor to six months implies a benefit of 683.15 euros, less 89.77 euros than in the last review in August.

A customer who has a credit under the same conditions but indexed to Euribor for three months will pay 690.76 euros, less 39.88 euros than in November.

If the credit has indexing Euribor at 12 months the installment will download 94.11 euros to 675.66 euros.

Since the beginning of 2024, people who have housing credit is the variable rate have been registering descents in the monthly installment as the contract date renews due to the reduction of interest rates by the European Central Bank (ECB).

The decrease in installment is greater in loans with Euribor for 12 months, because then the benefit is only revised once a year and feels the impact of all the low interest rates that have happened since the previous revision.

Despite the reduction of benefits to the bank for housing credit, the amounts are still well above what they were before the ECB begins the rise of interest to combat inflation (cycle started in July 2022).

Credit installments simulated by Deco/Money & Rights had in February 2022 (when Euribor interest rates were negative) the values ​​of 447.01 euros with Euribor at six months and 444.85 euros with Euribor for three months.

Euribor average considered for the purposes of reviewing a variable rate loan is that of the month prior to the signing of the credit contract. In January 2025, the Euribor average rate was 2.614% to six months, 2.704% to three months and 2.525% to 12 months.
